44-Acre Mixed-Use Community Approved for up to 1.5 Million SF of Residential and Retail Development near Dulles Airport

A Closer Look //

One Sunrise Valley is a 44-acre site approved for 519 townhomes and stacked flats as well as a 5.5-acre site to be utilized for a future public elementary school. The development plan reflects years of collaboration between Fairfax County and the joint venture partnership. The result not only implements the vision for mixed-use development spurred by the Silver Line Metrorail expansion, but also resolves critical housing, schools, and parks needs within the community. Its location will allow future homeowners to enjoy a quiet, residential community with major employment centers and the myriad lifestyle amenities nearby.

One Sunrise Valley joins a comprehensive list of approved land use applications that will transform western Fairfax County for the better. Frankly, the property owners stepped up to the plate to solve a critical school capacity issue while working in tandem with County officials and planning staff to maximize the development potential for the site. This zoning case exemplifies an effective land use process where stakeholders take the time to get it right in order to execute a plan that fits within the established planning guidance.
